Loan Programs

Conventional 3% down payment program: This program offers an option unlike no other. A 6% seller assistance is allowed and can be used toward closing costs, normally paid for by the buyer.

USDA offers a no money down option in certain rural areas and less populated towns. A 6% seller assistance is allowed and can be used toward closing costs, normally paid for by the buyer.

VA offers a no down payment option for Veterans and their spouses. A 6% seller assistance is allowed and can be used toward closing costs, normally paid for by the buyers

FHA offers the ability to purchase a home with much lower credit scores and relaxed qualifying guidelines. This program offers down payments as low as 3.5% and also allows the 6% seller assist.

BUILDER LOT FINANCING AND DRAW-STAGE CONSTRUCTION LOANS ( 1 closing done up front).  These are the typical builder loans where the bank holds the monies in escrow and pays the builder during each stage of construction.  Since the closing is done prior to the start of construction,  the interest rate is locked in and fixed up front.  You can relax and know what your payment is going to be every month once the home is built.  Interest only payments are paid during the construction process, and the permanent mortgage payment automatically kicks in at the end of the construction period.   Building permits are required prior to the start of construction.
